TGRWA PROJECTS: CLARENDALE SIX CORNERS

TGRWA is the structural engineer of record for the new $117M senior living facility at the Six Corners shopping district in the Portage Park neighborhood. The 362,000 sq. ft., 10-story, post-tensioned concrete building boasts 265 senior living units and includes retail and parking at levels 1 and 2 with large roof terraces at levels 3 and 4. A storm water detention vault is located below level 1. TGRWA utilized the existing basement walls of the previous building by demolishing the upper portion and adding a new concrete cap to support the façade. The existing basement was backfilled and compacted allowing for the use of shallow foundations. Working with the geotechnical engineer, TGRWA was able to eliminate the need for an earth retention system and an Office of Underground Coordination (OUC) submittal, saving 6 to 8 weeks for obtaining the foundation permit.

The topping off party for the building was held in early August, as the final steel beam, signed by the entire project team including the 45th Ward Alderman, was hoisted into place at the top of the building. The building is set to open in the fall of 2022.
